> How an ITIN bank statement loan qualifies borrowers without a Social Security number: ITIN letters, credit alternatives, down payment and deposit rules.
An ITIN bank statement loan is a non-QM mortgage for borrowers who file US taxes with an Individual Taxpayer Identification Number instead of a Social Security number. The lender verifies the ITIN with the IRS letter, accepts alternative credit for a thin file, asks for a larger down payment and qualifies income from 12 or 24 months of deposits.

## Who uses an ITIN bank statement loan?

ITIN bank statement loans serve self-employed and cash-paid workers who have a federal tax identity but no Social Security number. Standard mortgage channels are built around the SSN, so these borrowers turn to the small group of non-QM lenders that write ITIN programs and read deposits as income.

### What an ITIN is

The IRS describes an ITIN as "a 9-digit number the IRS issues if you need a U.S. taxpayer identification number," on its [Individual Taxpayer Identification Number page](https://www.irs.gov/individuals/individual-taxpayer-identification-number). It is issued "for federal tax purposes only" to people who need one and are not eligible for an SSN, regardless of immigration status. The same page says an ITIN does not authorize work in the US, does not change immigration status and does not serve as identification outside the federal tax system.

### Why FHA is closed to these borrowers

FHA requires an SSN. The archived [HUD Handbook 4000.1, revised October 26, 2021](https://archives.hud.gov/offices/adm/hudclips/handbooks/hsgh/4000-1/HB-4000-1-2021-10-26.pdf), states that "each Borrower must provide evidence of their valid SSN to the Mortgagee," with narrow exceptions for certain employers such as foreign embassies. A borrower with only an ITIN does not fit that rule, so an FHA loan is not an option.

### Why bank statements fit

Many ITIN borrowers run small businesses, work in trades or earn cash and card payments that land in a personal account. Their tax returns may be filed but show modest net income after deductions. Deposits often tell a fuller story. That combination of tax filings, real cash flow and no SSN is the profile the program was built for.

## ITIN letters and identity documents in the loan file

The ITIN letter is the IRS notice that assigned the number, and lenders use it as the first proof that the ITIN is real and belongs to the borrower. They pair it with a government photo ID, often a foreign passport or consular card, and check that the name and number match across every document.

### The document checklist

The list below is an example of what ITIN lenders commonly collect. Each lender sets its own list.

1. The IRS letter assigning the ITIN, or a recent IRS notice showing it.
2. An unexpired government photo ID, such as a passport or consular identification card.
3. Proof that the ITIN is current, since the IRS tells holders to renew an expired number before filing a return.
4. Recent tax filings or transcripts under the ITIN, if the lender asks to confirm filing history.
5. 12 or 24 months of personal or business bank statements, every page.
6. Proof of self-employment, such as a business license, a preparer's letter or a business registration.
7. Alternative credit records, if the credit report is thin.
8. Documentation of the down payment and reserves, including any gift.

### Name matching

Names cause more ITIN conditions than any other identity issue. A borrower may use two surnames on a passport, one on a bank account and a shortened version on a utility bill. Lenders may ask for a signed name-variation statement listing each form. Catch the variations while collecting documents, not after the underwriter issues a condition.

## How do lenders score ITIN borrowers with thin credit?

Lenders score ITIN borrowers with a traditional credit report when one exists and with alternative credit when it does not. Some ITIN borrowers have a credit file and a usable score. Others have little or no history, so the lender builds a record from regular payments the borrower already makes.

### Alternative credit records

Alternative credit, sometimes called nontraditional credit, uses recurring obligations that do not appear on a credit report. Lenders that accept it often ask for 12 months of on-time payments on a set number of accounts, such as:

- Rent, verified by a landlord letter and the matching payments on bank statements.
- Utilities such as electricity, gas or water.
- Phone and internet service.
- Auto or renters insurance.

Bank statements do double duty here. The same statements that prove income also show the rent and bills leaving the account on schedule, which makes payments easier to verify.

### Past credit events

A borrower with an ITIN credit file can have the same history issues as anyone else. Waiting periods apply after a bankruptcy, a foreclosure or a short sale, and they vary by lender and by event. [The seasoning periods for a bank statement loan after bankruptcy](/blog/bank-statement-loan-after-bankruptcy) shows how those waits are counted and what re-established credit looks like.

## Down payment and reserves on ITIN mortgage programs

ITIN mortgage programs usually ask for a larger down payment and more reserves than an SSN bank statement loan with the same profile. The lender is taking more documentation risk, so it wants more of the borrower's own money in the deal and more left over after closing.

### Where the funds can come from

- **Savings in the borrower's accounts.** These must be seasoned, meaning they have sat in the account for the lender's required period.
- **Gifts from family.** Some ITIN programs allow them with a gift letter and proof of transfer, while others limit gifts on lower down payments.
- **Sale of another asset.** A vehicle or property sale is documented with the bill of sale or settlement statement.

### How reserves are counted

Reserves are the months of the full housing payment that must remain in the borrower's accounts after closing. On an ITIN file, the lender may count only funds held in US accounts that appear on the statements, and it may discount retirement or investment balances. A borrower who keeps most savings outside the US should ask the lender early whether those funds can count at all.

### Funds that cause problems

Money sent from abroad needs a clear trail from the sending account to the borrower's account, often with currency conversion records. Cash saved at home and deposited in one lump sum before the application is hard to source. Lenders may decline to count it. A borrower who plans to buy should move cash savings into a bank account months before applying and leave it there.

### First purchase considerations

Many ITIN borrowers are buying their first home, which adds rent verification and payment shock to the review. [How a bank statement loan works for first time home buyers](/blog/bank-statement-loan-for-first-time-home-buyers) covers those extra checks.

## Deposit rules for ITIN borrowers paid in cash

Deposit rules for cash-paid ITIN borrowers are stricter than for borrowers paid by check or transfer. The lender cannot see who paid a cash deposit, so it looks for a steady pattern that matches the business, and it asks about any large deposit that breaks the pattern. Irregular cash is the most common reason the income figure shrinks.

### What a clean cash pattern looks like

A landscaper who deposits cash from customers two or three times a week, in amounts that rise in summer and fall in winter, shows a pattern an underwriter can follow. A borrower who deposits nothing for weeks and then a large sum at once is harder to read. Both may be honest. Only one is easy to average.

### Remittances and transfers

Many ITIN borrowers send money to family abroad. Outgoing remittances are not a problem for income, but they do reduce the balance available for reserves. Incoming transfers from family are not income and come out of the deposit total. Transfers between the borrower's own accounts should also come out, or the same dollars count twice.

### New accounts

A borrower who opened a new bank account shortly before applying has a short statement history in it. Lenders may need the old account's statements too, and the switch can raise seasoning questions on the funds. [The seasoning problems a new bank account causes before a mortgage](/blog/new-bank-account-before-mortgage) explains how to bridge that gap.

TrueBankFlow reads scanned and digital statements, lines up every month, and flags large or out-of-pattern deposits with the date and statement line, which makes a cash pattern easier to review and explain.

## ITIN file problems that end in a decline

The ITIN file problems that end in a decline are usually an expired or mismatched ITIN, a down payment the lender cannot source, deposits too irregular to average, and a lender that turns out not to offer the program in the property's state. Most of these can be found on the first call.

### Problems to screen for early

- **Expired ITIN.** Confirm the number is current before running numbers.
- **Unsourced cash.** Ask where the down payment sits today and how long it has been there.
- **Mixed accounts.** Personal and business money in one account is common and often acceptable, but it needs clear separation of transfers and personal deposits.
- **Wrong lender.** ITIN programs vary widely in states served, minimum down payment, credit options and property types.

### Choosing the lender

Because so few lenders write these loans, the lender choice matters more than usual. Compare lookback months, expense factors, credit alternatives and down payment tiers before applying, using a matrix like the one in [how brokers compare bank statement lenders](/blog/bank-statement-lenders-compared).
